Notice of Public Meeting
Concerning a Proposed Zoning By-law Amendment (ZB07-2017)
And a Proposed Draft Plan of Subdivision (SU01-2017)
“Phase 4” of the Lakeside Village Community

TAKE NOTICE that the Council of the Corporation of the Municipality of Port Hope in accordance with Sections 34 and 51 of the Planning Act will hold a Public Meeting on Wednesday, March 7, 2018 at 6:30 p.m. at the Town Hall to consider a proposed application to amend Zoning By-law 20/2010 (File # ZB07-2017) and an application for a Draft Plan of Subdivision (File # SU01-2017), both submitted by Walker, Nott, Dragicevic Associates Limited on behalf of 2107401 Ontario Inc. and Penryn Mason Homes Inc. for lands located south of Lakeshore Road and west of Victoria Street South (see Subject Lands Map).

The subject lands are currently designated “Residential 1 and Residential 2, Special Policy Area 9” in the Municipal Official Plan and zoned High Density Residential Exception 28 Holding Provision One ‘RES3(28)(H1)’ Zone, Medium Density Residential Exception 47 Holding Provision One ‘RES3(47)(H1)’ Zone, Medium Density Residential Exception 48 Holding Provision One ‘RES3(48)(H1)’ Zone, and Low Density Residential One Type One ‘RES1-1 by Zoning By-law 20/2010, as amended.

THE PURPOSE of the Draft Plan of Subdivision application is to facilitate the development of 166 lots for 166 single detached dwellings in a freehold tenure on the subject lands and a future development block. The proposed plan includes an extension of Strachan Street to Victoria Street South.

THE PURPOSE of the Zoning By-law amendment is to establish appropriate development standards to accommodate the proposed subdivision.

ANY PERSON may attend the Public Meeting and/or make written or verbal representation either in support of, or in opposition to the proposed plan of subdivision and Zoning By-law amendment. Should you be unable to attend the Public Meeting, your written submission will be received at the address given below up until the time of the Public Meeting.

If a person or public body does not make oral submissions at the public meeting or make written submissions to the Municipality of Port Hope in respect of the proposed plan of subdivision and the zoning by-law amendment before the approval authority gives or refuses to give approval to the draft plan of subdivision and before the by-law is passed, the person or public body is not entitled to appeal the decision of Council of the Municipality of Port Hope to the Ontario Municipal Board.

If a person or public body does not make oral submissions at the public meeting or make written submissions to the Municipality of Port Hope in respect of the proposed plan of subdivision and the zoning by-law amendment before the approval authority gives or refuses to give approval to the draft plan of subdivision and before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.

Additional information relating to the proposed Draft Plan of Subdivision (File # SU01-2017) and Zoning By-law Amendment (File # ZB07-2017) is available for review between 8:30 a.m. and 4:30 p.m., Monday to Friday at the Municipal Development Team Office located at 5 Mill Street South, Port Hope.
