*NEW* Project Status: Staff and Agency Review of Second Submission
In response to the comments from municipal departments, external agencies, and the public in February 2019, the Planning Division has received a revised Draft Plan for lands located west of County Road 65, north of 5th Line. Municipality of Port Hope Staff are in the process of reviewing the second submission and have circulated the application materials to the prescribed persons and public agencies for review and comment.

The main changes to the Draft Plan consist of:
• Setbacks from the wetland boundary and watercourse have been more clearly labelled
• A 1.2 metre high vinyl chain-link fence has been added along the rear lot line of the lots backing onto Block 21 (Natural Area) and Block 22 (Water Course)

In February 2019, the Environmental Impact Study and Traffic Impact Report Brief were both supplemented by the Study and Report Brief respectively. The planning documents and applications are available for review below.

Draft Plan of Subdivision & Zoning By-law Amendment Applications - Part Lot 27, Concession 5

Subject Lands: Part Lot 27, Concession 5 (Hamlet of Osaca)

The Municipality of Port Hope has received a complete draft plan of subdivision and zoning by-law amendment application for the subject lands.

The subject lands are currently vacant and have a lot area of 9.38 ha (23.19 ac) with frontage on County Road 65 of 202.18 m. The property is situated west of County Road 65, north of 5th Line, in the Hamlet of Osaca in the Municipality of Port Hope. Two natural heritage features, a designated wetlands area and a creek, are respectively located to the west and north of the subject lands.

Proposal

The purpose of the proposed Draft Plan of Subdivision application is to facilitate the development of 20 lots for 20 single detached dwellings in a freehold tenure on the subject lands. A proposed road from County Road 65 will provide access to all properties.

The purpose of the proposed Zoning By-law Amendment is to rezone a 5.86 ha (14.48 ac) portion of the subject lands from Development ‘D’ Zone to Hamlet Residential One Exception 121 ‘RESV1(121)’ Zone for residential development. The 3.52 ha (8.70 ac) balance of the subject lands will be rezoned to Environmental Protection ‘EP’ Zone and will remain in an undisturbed natural state. 

Project Status: Circulation

Municipality of Port Hope staff have commenced review of the applications and have circulated the application materials to the prescribed persons and public agencies for review and comment.

Please note that the required statutory public meeting will be held on a date to be determined and that further notice of this meeting will be provided in accordance with the Planning Act, R.S.O. 1990, c.P. 13. and will also be posted to this website. 

The Public Review period for the proposed Subdivision is open for public commenting.

Additional information relating to the proposed Zoning By-law Amendment (file #ZB09-2018) and Draft Plan of Subdivision (file #SU02-2018) is available for review between 8:30 a.m. and 4:30 p.m., Monday to Friday at the Municipal Development Team Office located at 5 Mill Street South, Port Hope.
