*NEW* Project Status:

On 21st May, 2019, The Council of The Corporation of the Municipality of Port Hope passed Resolution 44/2019 to approve Draft Plan of Subdivision SU02-2018, subject to the Draft Conditions of Approval. In accordance with the Planning Act, staff provided the applicable Notice of Decision. The 20 day appeal period expired on June 17, 2019. No appeals were received within this time. The above noted Plan do Subdivision is now Draft Plan approved.

Additionally Council passed By-law 37/2019 under Section 34 of the Planning Act, R.S.O. 1990, c.P.13. to rezone the majority of the subject lands into a new site specific low density hamlet residential RESV1(121) zone ‘with the performance standards specified in the by-law that will establish appropriate development standards to accommodate the proposed subdivision. Additionally, a portion of the subject lands will be rezoned to Environmental Protection ‘EP’ Zone and will remain in an undisturbed natural state. The 0.41 ha balance of the subject lands will remain Development ‘D’ Zone and will be deeded to the Municipality. A Notice of the Passing of the Zoning By-law was provided to the prescribed persons. The 20 day appeal period expired on June 17, 2019. No appeals were received within this time. Zoning By-law 37/2019 is now final and binding.

The Public Review period for the proposed Subdivision and Zoning By-law is closed for public commenting.

Subject Lands: Part Lot 27, Concession 5 (Hamlet of Osaca)

The Municipality of Port Hope has received a complete draft plan of subdivision and zoning by-law amendment application for the subject lands.

The subject lands are currently vacant and have a lot area of 9.38 ha (23.19 ac) with frontage on County Road 65 of 202.18 m. The property is situated west of County Road 65, north of 5th Line, in the Hamlet of Osaca in the Municipality of Port Hope. Two natural heritage features, a designated wetlands area and a creek, are respectively located to the west and north of the subject lands.

Proposal

The purpose of the proposed Draft Plan of Subdivision application is to facilitate the development of 20 lots for 20 single detached dwellings in a freehold tenure on the subject lands. A proposed road from County Road 65 will provide access to all properties.

The purpose of the proposed Zoning By-law Amendment is to rezone a 5.86 ha (14.48 ac) portion of the subject lands from Development ‘D’ Zone to Hamlet Residential One Exception 121 ‘RESV1(121)’ Zone for residential development. The 3.52 ha (8.70 ac) balance of the subject lands will be rezoned to Environmental Protection ‘EP’ Zone and will remain in an undisturbed natural state.
